Е40 Industrial Park

E40 Industrial Park is a new, modern industrial park with a total area of 200,000 square metres, currently under active development by the investment company Dragon Capital at the 27th kilometre of the Zhytomyr Highway (European route E40) in the village of Kolonshchyna, Kyiv Oblast. The project is situated on a 49-hectare site, divided into nine separate plots, and is designed to become a major hub for the effective development of Ukrainian and international businesses: manufacturing, industrial, innovation and technology, and logistics companies, which will create over 6,000 new jobs.

The park’s site is fully equipped with the necessary utility networks (electricity, gas, water, sewerage, fibre-optic broadband) and access roads, the operation of which is managed by the professional management company Dragon Capital Property Management.

The first phase of construction comprises a modern complex of Class A warehouse, production and office premises covering an area of 25,900 square metres, situated on a 5-hectare site. Flexible spaces ranging from 1,150 to 25,900 square metres are available for lease in the first phase. Utilities include heating from an independent gas-fired boiler house, hot water supply from electric boilers, natural ventilation in production areas, and mechanical supply and extract ventilation and air conditioning in the offices. Water is supplied from two artesian wells with flow rates of 9 and 5 cubic metres per hour, whilst wastewater is treated via the site’s own treatment facilities, followed by the safe discharge of effluent. Uninterrupted operations are guaranteed by powerful backup generators rated at 500 kVA and 550 kVA, whilst the roof structure is designed to accommodate the additional load required for the installation of solar panels.

In addition to leasing ready-built Class A premises, the developer offers a full-cycle ‘Build-to-Suit’ service — the design and construction of bespoke premises tailored to the client’s specific technical and business requirements. A team of specialists manages the entire process, from concept development to commissioning.

The project is being delivered by Dragon Capital — one of Ukraine’s largest corporate groups, with over 20 years’ experience in direct investment in manufacturing, the services sector and commercial property. The property portfolio is managed by Dragon Capital Property Management, which oversees 25 landmark properties (business centres, shopping centres and logistics complexes) with a total area of over 570,000 square metres. The company’s portfolio also includes another large-scale project currently under development — the M10 Lviv Industrial Park in Lviv.
