Sparrow Park Lviv Industrial Park

The ‘Sparrow Park Lviv’ industrial park is a modern, innovative, Class A logistics and manufacturing facility being developed by the investment manager and property developer Sparrow Capital in Western Ukraine. The project occupies a 19-hectare site in the western part of Lviv (near the ring road and the E40/A4 motorway), with a total construction potential of over 100,000 square metres of space.

The park’s masterplan envisages the construction of five main units with a total area of over 93,000 square metres (including Unit 1, with an area of 11,740 square metres, as well as other modules ranging from 9,400 to 25,920 square metres). The facilities have been designed to the highest European standards and include warehouse, production, office and amenity spaces, as well as parking spaces for lorries.

  • Natural gas supply: 2,000 cubic metres per hour.
  • Water supply: 1,500 cubic metres per day.
  • Telecommunications: 4G, fibre-optic cable.
  • Location and transport: 3.5 km from the ring road and the E40 European corridor, 6.8 km from Lviv International Airport.
  • Rail links: its own rail freight and container terminal, integrating the park into logistics routes between Asia and Europe.

The developer offers a full turnkey service — from site selection and design to construction and subsequent asset management (Build-to-Suit) — providing flexible terms for leasing or purchasing space for tenants.
