“Uzhhorod” Industrial Park, Zakarpattia Oblast

The ‘Uzhhorod’ Industrial Park is a modern industrial technology park with a total area of 10.1907 hectares, situated on the revitalised site of the historic industrial district in the city of Uzhhorod, Zakarpattia Oblast (within the boundaries of Serhii Martyn, Uspenskyi and Promyslova Streets). The project concept envisages the creation of a powerful cluster for the production of building materials, the provision of specialised services, research and development (R&D), and the development of innovative entrepreneurship.
Over 57,000 square metres of completed facilities have already been built on the site, available for lease, sale or customised refurbishment in accordance with a tenant’s specifications. The overall breakdown of existing and planned space comprises:
- Industrial premises: 40,311 square metres.
- Warehouse space: 9,000 square metres.
- Office and administrative space: 7,200 square metres.
Engineering infrastructure and utilities:
- Electricity supply: 5 MW.
- Water supply: 150 cubic metres per hour.
- Sewage: available on-site.
- Gas supply: 950 cubic metres per hour.
Road and rail logistics: an access road runs along the frontage of the site, with the possibility of organising several independent entrances; a railway branch line is located directly on the site.The site enjoys a favourable geographical location on the border with Slovakia (8.8 km from the road border crossing) and is close to key transport routes: International Corridor No. 5, and the E50, E58, E573, M06 and M08 motorways. Within a radius of a few kilometres are Uzhhorod railway station (3.6 km), the city airport (6.6 km) and the transport hub in Chop (25.8 km). Residents are offered flexible cooperation options — leasing or purchasing ready-built premises, as well as leasing land plots for new construction on a ‘Build-to-Suit’ basis with full support from the management company.
