“SOLVA-TECH” Industrial Park, Zakarpattia Oblast
he ‘Solvatech’ Industrial Park is a promising industrial site covering an area of 10 hectares, located in the town of Svalyava in the Mukachevo District of Zakarpattia Oblast. The project has been developed on the site of a former timber processing plant within an established industrial zone and is geared towards the development of modern manufacturing and logistics close to the EU border.
The park’s master plan provides for the construction of up to 42,833 square metres of modern buildings for various purposes (with the option to refurbish existing facilities). The planned layout of the space comprises:
- Industrial workshops: up to 31,932 square metres (with flexible internal zoning for facilities classified as hazard classes II–V).
- Administrative premises: up to 6,268 square metres (including offices, co-working spaces, conference rooms, hostels, canteens and showrooms).
- Warehouse premises: up to 2,263 square metres.
- Technical buildings: up to 587 square metres.
Engineering infrastructure and utilities:
- Electricity supply: current capacity — 4 MW, with a planned increase to 6 MW.
- Water supply: planned volume — up to 500 cubic metres per hour.
- Gas supply: planned volume — up to 1,000 cubic metres per hour.
Transport and rail logistics: the site borders on Taras Shevchenko Street and a paved industrial road, whilst on the other side it is adjacent to an operational railway line (provision has been made for a loading/unloading platform). The distance to the M-06 international motorway (Kyiv–Chop) is 3 km, and the city customs office is located nearby (500 m away).
Residents are offered flexible cooperation options: the lease or sublease of land plots for new construction (with full support for the design and construction of facilities), as well as the lease of existing premises.
