“Bila Tserkva” Industrial Park

One of the largest sites in the country: 30 production and warehouse facilities across 235,400 m², 23 MW of power, 75 km from Kyiv.

Registered Kyiv region, Bila Tserkva Area: 70 ha

The Bila Tserkva Industrial Park is located in the Kyiv region, 75 km from Kyiv, and serves as a modern platform for manufacturing facilities, logistics complexes, and business relocation. The park combines ready-to-use engineering and transportation infrastructure, modern industrial real estate, and comprehensive investor support, creating favorable conditions for industrial development.

The industrial park covers a total area of 70 hectares, and the project calls for the construction of 30 manufacturing and warehouse facilities with a total area of 235,400 m². The project’s implementation will create approximately 4,100 new jobs and establish a modern industrial cluster in the Kyiv region.

The industrial park is equipped with the necessary utility infrastructure to enable a rapid start-up of production. Available capacity includes 23 MW of electricity, water supply and wastewater systems with a capacity of 2,524 m³ per day, as well as gas networks with a capacity of 18,400 m³ per hour. The land plots are privately owned by the management company, and utility networks are connected directly to the boundary of each tenant’s plot.

The park offers various forms of cooperation: the sale and lease of land plots and ready-to-use manufacturing and warehouse facilities ranging in size from 500 to 30,000 m², as well as build-to-suit projects involving the design and construction of manufacturing facilities tailored to the specific needs of each company. All buildings comply with modern international standards for energy efficiency, environmental sustainability, and operational reliability.

One of the industrial park’s key advantages is its strategic transportation location. The site is located just 0.5–1.5 km from the E95 international highway, approximately 90 km from the international airport, and 500 km from the border with European Union countries. This location ensures efficient logistics for both the domestic Ukrainian market and international shipments.

Residents also have access to comprehensive business support through a “single-window” system, which includes assistance with obtaining permits, help with launching production, LEAN consulting, recruitment, infrastructure maintenance, and attracting investment. In addition, companies can take advantage of partnership programs and government incentives provided for residents of Ukraine’s industrial parks.

The Bila Tserkva Industrial Park is designed to accommodate manufacturing enterprises, logistics operators, warehouse complexes, and companies implementing industrial investment projects. The combination of modern infrastructure, professional support, a skilled workforce, and a strategic location makes the park one of the largest sites for the development of manufacturing and industrial real estate in Ukraine.
