“Formation” Industrial Parks Lviv
A network of parks with its own production ecosystem: R&D centre, business incubator, premises from 200 to 20,000 m².
The ‘Formation.Lviv’ Industrial Park is a designated area with special status, covering 32.5 hectares, which creates an innovative ecosystem to facilitate the transition of the Ukrainian economy from a raw materials-based model to the production of high value-added products. The project is being implemented by the property developer Alterra Group in collaboration with architect Dmytro Aranchii. The concept is based on the Quadruple Helix model (interaction between industry, government, education and the community) and the principles of sustainable development: the use of eco-friendly materials, reduction of the carbon footprint and high energy efficiency.
The park’s location in Lviv offers strategic logistical advantages for domestic and international transport. The site is situated 1.5 km from the ring road, directly adjacent to the E40 international motorway and 70 km from the border with Poland. The distance to the central railway station is 4 km, to Lviv International Airport — 5 km, and to the city centre — 8 km.
The park offers residents an independent engineering infrastructure and high-capacity utilities to enable the rapid launch of any type of production. Available utilities include a 10.8 MW electricity supply with the option to increase capacity and a backup power supply, a gas supply of 1,930 m³/hour, and water supply and drainage systems with a capacity of 1,010 m³/day each. The industrial facilities are designed to accommodate overhead cranes and are equipped with automatic gates, racking systems, forklift trucks, a dedicated truck wash and a car park with 440 spaces.
In addition to production and warehouse premises, a fully-fledged social and business cluster is being developed on the site. Companies and their teams have access to an R&D centre, a prototyping laboratory, a business incubator, a co-working space, an events hall, as well as an aparthotel, a supermarket, a café, a restaurant, a medical centre, a shelter and sports facilities. A key component is collaboration with technical educational institutions to train, retrain and attract qualified engineering staff.
Flexible partnership options are available for business expansion and relocation: leasing of premises ranging from 200 to 20,000 m², sale of properties ranging from 200 to 4,600 m², built-to-suit construction from 4,000 m², as well as investment opportunities with a projected annual return of 12% in foreign currency. Residents of the park receive a full package of state tax incentives, including a 10-year exemption from corporation tax, as well as exemption from VAT and import duties on imported equipment.
Leading Ukrainian manufacturers and brands are already successfully operating and expanding within the industrial park, including ‘Pozhmashina’, ‘Dodo Socks’, ‘EdPro’, ‘Master Service’, ‘Family Gold Masters’ and others. The combination of innovative infrastructure, comprehensive business support, training programmes and government incentives makes ‘Formatsiya’ one of the most promising industrial sites in Western Ukraine.
