M10 Lviv Industrial Park

M10 Lviv Industrial Park is a modern industrial park in Lviv developed by Dragon Capital. The park is located in the industrial zone of the Ryasne-2 neighborhood, next to the M10 international highway, just 60 km from the Polish border, providing a strategically advantageous location for manufacturing companies, logistics operators, technology firms, and businesses focused on European markets.
The industrial park covers 23.5 hectares of privately owned land and is being developed in phases in accordance with the master plan. The total projected area of the complex will be approximately 140,000 m² of Class A manufacturing and warehouse space.
The first phase of the project, covering 14,400 m², was commissioned in 2024, and all spaces have been fully leased. In 2025, the complex received the international EDGE (Excellence in Design for Greater Efficiencies) certification, confirming the building’s compliance with high standards of energy efficiency and environmental sustainability. The second phase, with an area of 22,000 m², is currently under construction, and spaces starting at 1,100 m² are already available for lease.
All production and warehouse facilities meet modern Class A commercial real estate standards. The complex is equipped with centralized water supply and wastewater systems, modern supply and exhaust ventilation, air conditioning in office spaces, gas heating systems, and backup power from a 550 kVA generator, ensuring the continuity of production processes. The roof structure is also designed to accommodate the installation of solar power plants in the future.
In addition to ready-to-use spaces, M10 Lviv Industrial Park offers build-to-suit projects, allowing for the design and construction of manufacturing or warehouse facilities tailored to the specific technological requirements of each enterprise. The Dragon Capital team manages the full project lifecycle—from design to commissioning.
The industrial park is supported by international financial institutions. The European Bank for Reconstruction and Development (EBRD) and the Ukraine Investment Fund, managed by Norfund, are investing in the project’s development. In addition, MIGA—an agency of the World Bank Group—has provided the project with ten-year war risk insurance guarantees, which further enhances the park’s investment appeal.
M10 Lviv Industrial Park is geared toward manufacturing companies, logistics firms, distribution centers, and international businesses that require modern industrial real estate near the border with the European Union.
