“Formation” Industrial Parks Vinnytsia

The ‘Industrial Park Vinnytsia’ (Formation) industrial park is a modern industrial hub that creates a unique ecosystem to facilitate the transition of the Ukrainian economy from a raw materials-based model to the production of high value-added goods. The project is being implemented by the property developer Alterra Group in collaboration with architect Dmytro Aranchii, based on sustainable development models and the Quadruple Helix concept (interaction between industry, government, education and the community).
The total area of the complex comprises modern production, warehouse, office and retail premises ranging from 200 to 20,000 m². The project envisages the creation of a fully-fledged ecosystem featuring a prototyping laboratory, an R&D centre, a business incubator, a 1,000-seat event hall, a co-working space, as well as a comprehensive infrastructure for teams (an aparthotel, a supermarket, a café, a restaurant, a medical centre, a shelter, a gym and a sports field).
The park is equipped with state-of-the-art, self-contained engineering infrastructure to enable rapid production start-up. Available utilities include a 10.8 MW electricity supply with the option to increase capacity and a backup power supply, a gas supply of 1,930 m³/hour, and water supply and drainage systems with a capacity of 1,010 m³/day each. The facilities are equipped with additional fittings (including the option to install overhead cranes, automatic gates, racking systems, forklift trucks and a lorry wash) and a car park with 440 spaces.
The location in Vinnytsia offers significant logistical advantages: just 100 metres from the ring road, direct access to the M12 international motorway, 3 km from the railway station, 5 km from the international airport and 6 km from the city centre, as well as 120 km from the border with Moldova. There are over 20,000 potential employees living in the immediate vicinity.
The park offers flexible cooperation options: sale, lease, build-to-suit projects (turnkey construction), as well as investment opportunities with a return of 10–12 per cent per annum in foreign currency. Residents receive state tax incentives (a 10-year exemption from corporation tax, as well as from VAT and import duties on equipment) and full business support.
