“TEOFIPOL ECO PARK” Industrial Park, Khmelnytskyi Oblast

The ‘Teofipol Eco Park’ industrial park is a large-scale, environmentally focused industrial site covering an area of 30.869 hectares, situated in the Khmelnytskyi district of the Khmelnytskyi region near the village of Teofipol (adjacent to the existing facilities of a sugar factory and an energy company). The park’s concept is based on the principles of the green economy, energy independence and the combination of conventional and alternative energy sources (in particular, biogas and bioethanol).

The project’s master plan provides for the construction of up to 109,600 square metres of modern permanent facilities to house environmentally friendly production facilities. The planned layout of the site includes:

  • Industrial facilities: up to 89,460 square metres.
  • Warehouse facilities and logistics cluster: up to 14,256 square metres (including a container terminal area).
  • Office and administrative buildings (business centre): up to 5,880 square metres.

Engineering infrastructure and utilities:

  • Electricity supply: available capacity — 15 MW.
  • Water supply: planned volume — up to 250 cubic metres per hour.
  • Gas supply (including biogas): planned volume — 100 cubic metres per hour.

Transport and rail logistics: an asphalt road runs directly along the front of the site, providing access to the P48 regional road; a railway branch line is situated adjacent to the rear of the site. The park enjoys a favourable geographical location, situated 80 km from Khmelnytskyi, 85 km from Ternopil and within 300 km of the border with Poland.

Main sectors in which residents operate:

  • Production of pulp, paper, cardboard and packaging made from these materials.
  • Production of biogas, bioethanol and bioplastics.
  • The food industry and alternative energy.
  • Scientific and technical activities, and the IT and telecommunications sector.

The developer offers flexible cooperation arrangements: the lease or sublease of land plots for construction (with design support), as well as the construction of facilities in accordance with the client’s technical specifications on a build-to-suit basis, with subsequent lease or an option to purchase.
