“VinIndustry” Industrial Park, Vinnytsia

The ‘VinIndustry’ Industrial Park is the first municipal industrial park in Vinnytsia, established on the initiative of Vinnytsia City Council and officially registered in the state register on 27 October 2023 for a period of 30 years. The park is managed by the management company MKP ‘Vinnytsia Municipal Investment Fund’. The project is a successful example of the effective management of municipal land to concentrate industrial production outside residential and recreational areas.

The total area of the park is 26.3421 hectares (open-source data also indicates a usable area of approximately 13–26 hectares); the site’s status is Greenfield, and the land is municipally owned by the Vinnytsia local authority. The park is located at: 209-A Nemyrivske Shosse, Vinnytsia. The location offers excellent logistical advantages: the distance to paved roads is just 50 metres, to the motorway — 2 km, to the international airport — 3 km, and to the ‘Vinnytsia’ railway junction — 4 km. The site is connected to the necessary utility networks: power lines (0.9 km), a gas pipeline (0.93 km) and water supply connection points (0.45 km) are located nearby.

The park is developing rapidly and is already home to a number of completed manufacturing projects. Among its key tenants are VIZARD Ltd and SMART LINE Ltd. In particular, Smart Line has built and commissioned a new factory in the industrial park to manufacture paint booths for the metalworking industry. The first phase of the facility covers an area of 2,800 square metres, with an investment of 46 million UAH, and the products manufactured there are already being exported to Poland, Moldova and Estonia. By the end of 2026, the construction of the second phase, covering an area of 5,000 square metres (with an investment of 60 million UAH), is planned; following this, Smart Line will become Ukraine’s largest manufacturer of paint booths, with a total workforce of up to 150 employees.

Participants and residents of the park benefit from a comprehensive package of national and local incentives: a zero rate of VAT and import duties on equipment, the opportunity to obtain a zero rate of corporation tax for a period of 10 years (subject to reinvestment), exemption from property tax, and a reduced rate of land tax (from 3% to 1%) granted by the Vinnytsia City Council.
